Marcus Investments, led by David Marcus, invests in and builds operating businesses for the family and its partners. The office is at 301 North Broadway, Suite 300, Milwaukee, Wisconsin 53202, 414-585-8840. Real estate is conducted through Marquee Capital, the affiliate formed in 2008 and known as Berengaria Development until February 14, 2023.

The family page describes operational savvy and quiet persistence as the family’s hallmark. Offerings stay invitation-only. The homepage counters that render as zero are a broken module, not a track record, and they are not repeated. Nothing on this page is an offer to the general public.

Those three lines are Marquee Capital’s about page, the real estate arm. They are not an assets-under-management figure for Marcus Investments.

From a theater in Ripon

The firm’s story page is the useful one. Ben Marcus, a Polish immigrant, financed his first movie theater in Ripon, Wisconsin, in the mid-1930s. Over the next thirty-five years he built hotels, theaters, and restaurants. In the mid-1970s those businesses were recapitalized through a public offering and became The Marcus Corporation, which the family describes as its primary investment vehicle.

Ben led that company, then his son Steve, and now his grandson Greg Marcus. Marcus Investments is the separate office led by Ben’s other grandson, David. The page puts the family’s operating history at more than eighty-five years. This office is not The Marcus Corporation, and it is not the owner of Marcus Theatres.

The names on the door

David Marcus is listed on the story page as a director and chief executive. His personnel page calls him managing director and chief executive officer. Before the office, he was managing partner of Bridgenet/Netrox, a South Florida network business. He holds an MBA in real estate from the University of Wisconsin–Madison and a finance degree from Boston University, and he serves on the boards of the Froedtert Hospital Foundation, City Year, and the Betty Brinn Children’s Museum.

Steve Marcus is a director. Greg Marcus is listed on the board; the firm’s narrative identifies him as the person who leads The Marcus Corporation, and this page does not invent a second title. Chris Meinecke is chief financial officer of the office and of Marquee.

Real estate leadership is published on Marquee’s team page, not on the Marcus Investments personnel list. Jay Peirick is managing partner and a board member. Dan Sisel is chief investment officer and a board member. Bob DelGhingaro is chief operating officer and a partner. Rob Habich is chief legal officer and a partner. The 2022 about-page timeline says the Herbst family office became a partner in Marquee. The team page fetched here does not print a separate board roster.

Operating companies

The story page and David Marcus’s personnel page do not name operating companies or store counts. The press room does carry Verlo Mattress headlines. No store count is printed with them, so none is added here.

The Marquee homepage line is finding value in Midwest markets others overlook. The about page says the firm was founded in 2008 as the real estate arm of Marcus Investments and rebranded in 2023. That page states more than $900 million transacted over 17 years, a portfolio over $450 million, and more than 2.7 million square feet of retail at occupancy over 90 percent, plus senior housing, industrial, and multifamily. The homepage states the same $900 million, then an 18-year history and a 16-person team. The about page says 17 years and 14 people. Those headcount and year counts are left as each page prints them. A 2022 timeline note puts senior housing at more than 500 units across Wisconsin, Illinois, Ohio, Indiana, Georgia, North Carolina, and Texas. The 2025 note is a programmatic joint venture with Belay Investment Group.

Older press, from before the about page’s current totals, said the platform had developed or managed more than $700 million since 2008. That sentence is an earlier era. It is not mixed into the $900 million line above. Named centers in the press room include Joliet Commons, Lakeshore Marketplace, Shoppes on Maine, Grafton Commons, Charter Senior Living in Hazel Crest and in Charlotte, Appletree Court in Richardson, and Ovation Sarah Chudnow. Marquee’s published telephone is 414-585-8870. Jay Peirick is not chief executive of Marcus Investments.

Two funds, stated carefully

Marcus RE Fund I, LP closed on August 1, 2020. The firm described it as a private fund for open-air, multi-tenant retail centers with investment-grade credit in the greater Midwest, with a focus on secondary markets. Information was limited to invited persons. The live site still names Berengaria Development in that sentence. The affiliate’s name since February 14, 2023 is Marquee Capital.

Marquee’s timeline says that by 2022 about $55 million had been invested into the Fund I strategy. A Form D amendment signed May 31, 2020 reported $16,025,500 sold to 31 investors, against an $80 million offering, with a $250,000 minimum. The issuer address on that filing is the Broadway suite. Sold, and later deployed, are different measures on different dates. Neither is assets under management.

Marcus RE Fund II, LP was launched in 2023 with a $100 million goal, adding senior housing and opportunistic property to Midwest retail. The affiliate announced a first close of more than $30 million on August 29, 2023. Its timeline separately refers to about $43 million deployed into the Fund II strategy. A goal, a first close, and capital deployed are three sentences, not one number.
